Can I attend the monthly board meetings?
Yes! We encourage our homeowners to attend the monthly meetings whenever possible. Generally, issues and questions from homeowners are received after the general business of the board meeting has been covered.
When are the monthly board meetings?
On the 3rd Tuesday of each month, at 6:00pm.
I have a maintenance issue. Who do I contact for repairs?
If the problem is on the exterior of your unit, contact Maintenance for repairs. Any repairs on the inside of the unit, for example, plumbing or electrical, are the responsibility of the homeowner.
I need proof of insurance for my mortgage lender. Who do I call?
Contact the property manager.
Can I file a claim directly with the HOA's insurance company?
Per the bylaws the insurance is secured by the board members for the Homeowners' Association and for the purpose of protecting the HOA's responsibility. Because of that ALL claims must be approved by the homeowners' association and oftentimes can be taken care of by the HOA without having to file a claim. Any attempt to contact the insurance company directly can damage our insurance record, causing our rates to go up. Even if no claim is filed, your direct contact with our insurance company puts them on notice that damage has occurred.
What if I have damage inside my home?
Your private homeowner insurance is responsible for any damage incurred inside your home. This includes such damage as leaks from internal plumbing and electrical issues, and also includes theft. The HOA strongly advises that you obtain private insurance policy (a condominium policy or HO-6) to protect yourself in the event of a loss.

I lost the key to my mailbox. How can I get a replacement?
Contact the USPS at 1-800-Ask-USPS, or visit the Bellevue Post Office at 7619 Highway 70 South.
I lost my pool key. How can I get a replacement?
Contact the property manager. The cost is 25.00 per key. The key belongs to the unit and is NON Refundable. If you sell the unit, it and the mailbox key must be surrendered at closing. If you are a landlord, the keys MUST be returned to you by the tenant when moving out so that it may be given to the new tenant.
Can I use a grill on my balcony or deck?
No. The Metropolitan Council has adopted the "2006 Edition of The International Fire Code" with some local amendments as the Davidson County Fire Code. Open flame cooking devices are not allowed on combustible balconies or within 10 feet of combustible construction unless the building and the deck is protected with an approved automatic fire sprinkler system. If a homeowner is found grilling too close to a building Metro will issue a $175 fine for which the homeowner will be responsible.
When do the pools open for the summer?
City codes require that the pools open no sooner than May 15th. They will close in the fall after Labor Day weekend.
What time do the pools open and close when in season?
Both pools open at 8am and close at dark.
Can anyone use our pools?
Only residents and their guests are allowed to use the pools.
I want to reserve the Clubhouse. What do I do?
The fee to reserve the clubhouse is $50. Contact the property manager to reserve your date, and then complete and submit the Clubhouse Rental Contract.
Can I reserve a pool for a private party?
No. The pools are always available to residents during normal operating hours.
Are pets allowed on the property?
Yes! However, pets must always be restrained by a leash and they must never be left unattended if tied up. Also, please respect your neighbors and do not let your pet dig or defecate in the grass. Please clean up after your pets!
Remember too, that in the colder months, cats running loose often seek the warmth of car engines in our carports and often end up dying in the process. Please keep your cats indoors when at all possible.
My neighbors are too loud at night. What can I do?

What is the speed limit on the property?

Can I have a yard sale?
Yes, but there are specific dates in the year when yard sales on the property are permitted. Check the News page for upcoming dates.
Can I park on the curb?
Long-term parking on the curb is prohibited in the event that emergency vehicles need to enter the property. Short-term parking when loading or unloading your vehicle is allowed. Vehicles parked on the curb for long periods or overnight will be towed at the owner's expense.
Can I park on the grass?
No. Parking is only permitted in the carports and provided parking pads.
Can I store anything in my carport space?
No. Carports must be kept as clear as possible. The storage of furniture, car parts, building supplies, trash, debris, unregistered/inoperable vehicles, etc. is prohibited and against Metro Codes.
Some of the Penthouse units have newer stairs than others. Why?
The newer stairs are being installed to comply with current codes. When the old steps become too costly or impractical to repair they are replaced with the newer models. The newer models are expensive, however, and we can only budget a handful of replacements each year.
I want to modify my deck/patio/balcony. Can I?
In some cases, yes. You must submit plans for any modification design to the board for approval before starting ANY exterior work on your unit. Generally, the modification must match the style of the other buildings on the property. Please include as much detail in your plans as you can, including dimensions, materials, etc.
Do I own any land with my unit?
No. Creekside Meadows units are 'zero-lotlines', meaning you only own the interior space of your unit.
I see other homeowners planting flowers around their units. Can I plant flowers around my unit too?
Yes! We encourage homeowners to take pride in our property and plant around their units. However, like structural modifications, before starting any work you must submit any gardening plan in writing to the board for approval. Please note that any gardening, once begun, must be properly maintained. It is the responsibility of the homeowner who planted the flowers to maintain them. If the gardening is not properly maintained, the gardening will be removed by the maintenance team and the homeowner of the unit will be billed for the time. We want to keep our property looking nice.
I've got a bug/mouse problem in my unit. Whose responsibility is that?
The exterior of all units on the property are sprayed for termites. The interior of your unit, however, is your responsibility.
My car won't start. I need a tow.
